Choosing a plot
This section attempts to explain how you may choose a plot enabling you to have a much larger villa without it costing proportionally more. Generally speaking, the best plots tend to be sloping as this ensures that other villas do not obscure your views. Also, terraced gardens and villas look prettier as they are more typically Spanish. However, the greatest advantage gained by a sloping plot is that it enables you to have a villa that can utilise a lower floor. This is because it will be necessary to build (at no extra cost to you) an elevation upon which the main part of the villa sits. The amount of extra space you can gain from the lower floor depends on the gradient of the plot.
Let us assume, for example, that you have chosen a plot with approximately 25 degrees of gradient and a villa type Alegria; which is a three-bedroom, 2-bathroom villa of 111.7m2 costing £114,583 (at 1.2€/£) plus the land, terrace and pool. For an additional £23,000 approximately, you could have a lower storey under build with a space gain of around 40m2. This lower area is finished off externally with a window and entrance door. The interior however, is left unfinished, but has electricity and full ceiling height enabling you to extend into this area in later years. This lower area can be used either as an additional living area or partly as a garage or can even be arranged as an entirely separate accommodation unit with sufficient space for a 2 bedroom self contained guest apartment.
Viewing & Inspection tours
You are shown around individually, not in large impersonal groups. Before selecting your villa, you will first want to look at the various areas and properties available. For those clients who already know the area and simply wish to choose a particular site and design of villa, we arrange inspection tours where the emphasis is on spending time on the site with technical experts.
However, if you do not know the area, we realise that before you can seriously consider a property, you must also tour the area to decide whether it is for you. We therefore also provide guided tours which include the non-tourist parts of the area. In either case, we can advise on flights to either Alicante or Valencia Airport from where your tour commences. There you will be met by friendly and helpful staff and either accommodated in a good quality hotel in Denia or, if available, in a villa which could be similar to the one you area considering.

The cost of return air travel for a 2, 3 or 4 day trip is £100/£200 per person (normally around £140) depending on the time of year. This amount is for the cost of the return flight, the payment of which is processed by the airline or tour operator chosen. UK solicitors Baily Gibson & Co, Tel +44 (0)1494 672661, have stated the following: "PLOTS IN MONTE PEGO ARE NOT AFFECTED BY THE NEW VALENCIA URBANISTIC LAW" (also known as Land Grab). Monte Pego was urbanised in 1974. As before, property in Monte Pego can continue to be purchased, with confidence.
