Grab an option on your first choice villa

This is a unique Monte Pego facility only possible as we built the villas originally and are the main sales agents for Monte Pego

This facility is primarily designed for those who are ready to purchase in Monte Pego.

If you want a specific property but fear it might sell before your visit, we may be able to obtain for you a 1 month first right of refusal option on that villa for a £2,000 (2,300 €) payment on account.

If, during your eventual visit, you then decide to choose another of our many villas – perhaps even one we added to our portfolio at your request, we will pay the unsuccessful owner your £2,000 and give you a discount of £2,000 from our sales commissions from the successful villa owner.

If, however, you decide to withdraw buying a property from us completely or fail to do so within 3 months of your option payment, you will lose the £2,000 unless you withdrew because your solicitor found problems with the title deed sufficient to make the purchase unsafe. Fixed Exchange rates

Some British clients make offers for villas in Monte Pego only to then withdraw as Sterling dips down again. It is understandable that with villas priced in euros, you want to get the best possible exchange rate in order to minimise the Sterling price. There are two options worth considering:

Fix the rate: When the rate hits a value you are happy with, we have a facility that enables you to fix that rate by committing to the eventual trade with just a small payment on account.

Villas priced in Sterling: Where villa owners are English, they may be prepared to fix the price in Sterling at a rate that saves both parties from exchange rate and transaction losses.

If you see a villa you want, ask us to see whether negotiations can be undertaken in Sterling. Whatever price is finally agreed, many £thousands will be saved and everyone, except the banks, will win.

New, exclusive and unique: free extended structural warranty on resales

For your peace of mind, when buying a resale, but only through the official Monte Pego resales department, we can provide the villa you are buying with an *extended structural warranty free of charge. This valuable facility is completely exclusive to our official Monte Pego resales department and unique to our company. It is only possible because as developers of Monte Pego, we built the villas, provided the original warranty, have all the original plans and know the history of each villa.

Viewing and buying a resale in Monte Pego. We naturally respect your right to purchase a resale through an outside agent. Before you do, however, it is worth knowing that buying a Monte Pego property through the official Monte Pego on-site Resales Department confers considerable benefits over buying in any other way.

We have a permanent on-site sales and villa-care department to tackle post-sales issues as they arise. This includes, maintenance, repairs, insurances, renovations etc. Again this can only apply to our direct clients.
We can provide free extended structural warranties on resales when purchased through our official Monte Pego Resales Department. This gives you additional time to find defects even after you have completed on a purchase and moved in.
Our sales commission is set by the government and is the same as other agents, but as our company is the original owner of the villas concerned, we have all the paperwork regarding the legal history of each villa enabling us to expedite all sales far more efficiently than can be possible through an agent.
Tell us the resale you want. We understand that in the end, getting the actual villa you want is paramount. We can transact all resales in Monte Pego. If you want a specific villa which you have seen on an outside agent's list but which you cannot find on our website (we don't list them all) and you would like us to handle showing them to you, let us have basic details of the villa in question and we will contact the owner and add it to our portfolio. This then gives you the security and benefits described above. At no extra cost to you whatsoever.

The aim of the company is to defragment the marketing of resales by making the official on-site Monte Pego resales department, which the company is now expanding, user-friendly and a one-stop-shop for all sellers and buyers of resales in Monte Pego.
